Quick one today, and useful.

Most of you found me through one guide. The red-flag checklist, usually, or the permesso checklist. Which means most of you are missing the other two.

Here is a taste from the area guide, the test we now apply to every town we love: visit it on a Tuesday in February, at least in your head. Anywhere is lovely on a Saturday in June. The question is the school run in the rain, the parking, which shops survive winter, how far the hospital is when it matters. We fell for a Saturday town once and it cost us a house. The guide is the long version of that lesson.

And a reason to do this now instead of someday: Italy reopens in September. The notaio offices, the geometri, the agencies, the whole property machine wakes back up. If a move or a purchase is anywhere in your next year, August is the month to do the quiet homework so you can act in the fall while everyone else is still catching up.
